Code for Splitting Single page PDF into 2 individual PDFs via Text delimiter

Have a PDF as a single page and wanted to split the document into 2 different documents based on the text.

Ex: Layout of PDF has same details twice with a dotted line and a text that separates both the copies. Consider that as one copy for customer other is for seller.
